Data Center Construction stages methodology

While no two campuses are identical, Aterio's standardized model gives a consistent, reliable way to benchmark construction progress regardless of provider or design. For each facility, Aterio's dataset includes brief, descriptive notes to provide concise context on what is happening on the ground.

Aterio’s Percentages Framework for Data Center Developments:

  • 5%: Site clearing initiated (vegetation or existing structures removed)

  • 10%: Land grading and leveling in progress

  • 15%: Foundation work underway (concrete footings, pads, etc.)

  • 20%: Vertical construction begins (initial steel framing rising)

  • 30%: Structural steel framing completed

  • 40%: Roof installation begins

  • 50%: Roof installation completed

  • 60%: Roof fully installed; mechanical equipment being placed

  • 70%: External building prep begins (equipment pads, trenching, facade work)

  • 85%: Roof finalized; generator installation begins

  • 90%: Cooling and generator equipment being installed on site

  • 95%: Building structure and core equipment fully installed; final site work and testing underway
